Registration and Arrival Check-In Procedure - Check in after 1:00 pm. - Check out by noon. - Late check-outs past noon will incur a pro-rata hourly fee based on the nightly rate. - While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision for spot placement. Guest and Vehicle Policies - All guests and visitors must register at the office. - Only one unit per RV site is allowed, with two guests per RV. - All overnight guests must be registered at the office upon their arrival. - Only two vehicles per RV site are allowed. - All utility trailers, motorcycle trailers, and boats must be stored in the overflow lot. - Management will show you where to park in the overflow lot. Traffic and Parking - The speed limit is 5 mph and is strictly enforced. - Drive on roads only. - Stay off the grass. - Park in designated areas only. Quiet Hours - Quiet time is from 10 pm to 8 am. Site Appearance and Maintenance - Keep the RV site free from clutter and tidy in appearance. - Clotheslines are not permitted. - Do not throw cigarette butts on the ground. Vehicle and Repair Restrictions - No automotive repairs or oil changes are permitted. - Tenant will not keep any vans, semis, tractors, boats, campers, or any large vehicles in or about the premises without the written consent of the landlord. - Before washing vehicles or an RV, you must get approval from management. Pet Policies - All pets must be on a leash. - No aggressive or barking dogs will be allowed. - Pets are not allowed outside on ropes, chains, or in cages or pens at your site. - Please do not leave pets unattended. - No fence areas are allowed. - Pick up after your pets in all park areas. Fire and Grilling - No fire rings are allowed at individual sites. - Propane fire pits are allowed. - Propane grills, charcoal grills, or similar are not allowed next to the RV or mobile home when outdoor grilling. Payments and Fees - Late fees are strictly enforced, and any unpaid fees will not be waived. Neighbor Relations - Tenants may not interfere with the peaceful enjoyment of neighbors. Legal Compliance and Safety - Tenants will be responsible for any fines or violations that are imposed on the landlord due to the tenant’s negligence. - Tenant shall abide by all federal, state, and local laws. - Tenant agrees not to use the leased premises for any unlawful purpose, including but not limited to the sale, use, or possession of illegal drugs on or around the leased premises. - Tenant shall notify the police and landlord of any activity that is witnessed in or around the leased premises. - Absolutely no hazardous materials are permitted to be in or around the leased premises at any time. - Tenant may not use kerosene heaters at any time in or around the leased premises. Weather Precautions - All windows and doors must remain closed (mobile home rentals) during inclement weather. Lockouts - The following charges will apply when it becomes necessary to unlock a dwelling for the tenant: during normal business hours and after office hours, and/or on holidays. Amenities - Amenities (laundry room) are for tenants’ use only. - Specific rules are posted where applicable. Water and Sewer - Do not remove backflow devices on the outside spigots. - Flush only toilet paper into the septic system. - Absolutely no cigarette butts, condoms, tampons, diapers, paper towels, wipes, food, or similar items. - Tenant will be charged the service fee if the unit is backed up due to anything other than toilet paper. Waste Disposal - The dumpster is for tenants’ use only. - Please break down all boxes. Inspections - Management will do unit inspections for rental units (not owned) to check air filters, fire smoke detectors, and look for water leaks. Modifications and Alterations - Do not add locks or door locks, or remove windows. - No smoking in rental unit (not owned). - Tenants who own their own trailer must upkeep their trailer, painting (color must be approved), roof, any repairs, porch, steps, and similar. Utility Building - Utility buildings are permitted. - See the property manager for permission and placement. - The building must be clean and painted (paint color needs to be approved by property management). Prohibited Areas - Do not drive, park, install, or plant anything behind your home because of sewer and waterlines. Liability - Management assumes no liability for personal injury, theft, fire, damage to vehicle, RV, or pets. - Landlord will not be responsible for accidents or injuries arising out of the use of any of the facilities. Payment Policy - Booking: Full payment is due at booking. Seasonal bookings must call the office to book. - At the time of booking a seasonal site, 1 1-month non-refundable payment is required. - We accept Visa, Mastercard, Discover, and American Express. - Declined/Charged back payments will invoke the cancellation policy. - We aim to process refunds swiftly. - Expect those funds to return to your account in 7-10 business days, but hey, depending on your bank, it might just be faster! - Return checks due to insufficient funds will result in an insufficient fee charge of $25.00 being applied. - Campsite Rent must be brought to the current status, including insufficient fee charges.
