Listing Description:
Welcome to the Black Hills! We hope that you enjoy your getaway. Whether you are from the area and close to home or exploring our area for the first time, we hope that you will feel right at home in our 2022 Grand Design Imagine 2800BH. This trailer is set up for families and friends alike. It comfortably sleeps 6–8 with a cozy queen bed, double bunks, and a fold-down dinette.
Inside, you’ll find a bright, roomy space with everything you need to relax after a day of exploring—a fully stocked kitchen (microwave, stove, oven, refrigerator), comfortable recliners, and a great entertainment setup with TV and DVD player. Bluetooth radio is set up to play your favorite tunes inside and outside. The bathroom has plenty of storage and a clean, modern shower. For quick rinse-offs, there’s even an outdoor shower! This camper has two AC units: one in the main living area and another in the master bedroom. When connected to 50 AMP power, both units can run at the same time; (30 AMP service, only one unit will operate). An equipped furnace keeps things comfortable during those chilly nights. If you have any questions about setup or power use, please don’t hesitate to reach out—we’re happy to help.
What's included:
In the kitchen, you’ll have everything you need to cook and enjoy meals together, including pots and pans, kitchen utensils, silverware, a toaster, a Keurig coffee maker, plates and bowls for eight, plus reusable and disposable cups and dishes. Clean linens will be ready on the beds (with extras for the fold-down if needed), and all bedding sheets, blankets, and pillows for up to eight guests are included in your nightly rate. In the bathroom, you’ll find eight complete towel sets, with extras available if you need them. If you’re planning to swim, just bring along your own favorite beach towels please. Toilet paper is included. You can cook inside or use the attached gas stove outside! If there’s something specific that would make your stay easier like a crockpot, beach towels, or other small items just let us know and we’ll do our best to provide it.
Trip Recommendations:
The Black Hills offer endless places to discover. Just to list a few; Custer State Park, Mount Rushmore, Crazy Horse, the Badlands, and plenty of scenic lakes like Pactola, Sheridan, Angostura, and Rocky Point. Wherever your adventure takes you, this RV is your cozy landing place for rest, connection, and great memories.
Other things to note:
Thank you for choosing us to be part of your vacation. Our goal is simple: a positive, stress-free experience from pickup to return. While a camper functions much like a house, there are a few key differences that matter. This guide is a practical cheat sheet built from the most common questions we’ve been asked. Taking a few minutes to review it will help your trip run smoother, keep everyone safe, and prevent avoidable damage that renters are responsible for. It also covers the required legal items, no surprises later.
Taking Possession & Returning the Camper: We aim to be as flexible as possible when scheduling pickup and return times and coordinate around our work schedules. We will make reasonable efforts during daytime hours to accommodate your travel plans. Once a time is agreed upon, we expect it to be honored. Please plan accordingly and factor in stops, traffic, and time zone changes (we are in Mountain Time). Late arrivals may result in a late fee of $20 for every 30 minutes (rounded up) after the first 30 minutes (communication is key). Please allow up to 30 minutes at pickup to review paperwork and go over camper operation. This is the best time to ask questions and get comfortable with the camper systems. Once you depart, you assume familiarity with the unit and these guidelines.Driving & Towing Requirements: Towing a large trailer requires preparation and attention. These requirements are non-negotiable and are in place for safety and equipment protection.Tow Vehicle Requirements: Your vehicle must be capable of towing 6,400 lbs dry weight with a 700 lb tongue weight, including proper engine size, suspension, braking capability, and receiver hitch. You must provide the make, model, and year of your tow vehicle in advance. A weight distribution hitch with sway control will be provided and must be used while towing. This significantly improves safety and handling.Driving Rules: No one may ride in the camper while traveling. This is DOT law and extremely dangerous.
Your vehicle must have: An electric brake controller, properly adjusted and 7-pin wiring connection.
Drive for conditions. Wind, rain, ice, hills, and traffic all require extra caution.
Towing takes longer than expected: especially in the Black Hills. Build in extra time. Maximum safe tire speed is 65 mph. Do not exceed 65 mph. Tire failure caused by excessive speed is the renter’s responsibility. We reserve the right to review GPS speed data in the event of an accident.Watch all clearances: Minimum 12-foot height clearance is required. Take wide turns and avoid trees, overhangs, and tight spaces. Damage to the sides or roof from contact with objects is the renter’s responsibility. Trailer off-tracking is a real thing. Your inside turn radius increases when towing. If this is unfamiliar, we strongly recommend reviewing “trailer off tracking” on YouTube before your trip.Fresh water, Gray Water & Black Water Systems: Fresh water: 52 gallons. Gray water (sinks and shower): 82 gallons. Black water (toilets): 45 gallons. Tank levels can be monitored on the control panel near the main door.Dumping Instructions: Always dump black first, then gray. Dump hoses are stored in the rear bumper. Gloves can be found in the front storage area on the driver side. Keep freshwater hoses and sewer hoses stored separately at all times—do not mix them. After dumping: Add a few gallons of fresh water back into the black tank via the toilet. Add one holding tank tablet (located under the bathroom sink) by flushing it. A second tablet may be used if additional odor control is needed.Important Rules: Only flush RV or septic-approved toilet paper. The paper we provide is compatible. Flushing anything else can clog the system and cause damage. If tanks need to be dumped upon return, a $100 fee will be deducted from the deposit.

Cleaning Expectations: Please return the camper in the same condition or better than you received it. This allows us to prepare it properly for the next guests. Before return: Wash and put away all dishes. Wipe down all surfaces, including Sinks, counters, table, stove, toilet, tub/shower (if used), microwave (inside if used), refrigerator (inside), Door handles and high-touch areas. Sweep floors and remove any sticky residue. Remove all personal items, food, and trash. You may leave bedding on the beds—we’ll handle that during reset. If excessive cleaning is required beyond normal expectations, a $50/hour cleaning fee will be assessed. Photos will be taken for documentation. We are not responsible for items left behind. If an item is found and you request its return, you are responsible for shipping costs.Smoking Policy: Absolutely no smoking of any kind inside the camper. This includes tobacco, vaping, marijuana, sage, incense, or any other substance. Smoking-related damage will result in a $75/hour cleaning fee plus materials, deducted from the damage deposit. If costs exceed the deposit, you remain responsible for the balance.Damage done to interior of trailer is $75/ hour labor plus materials,Final Notes: All payments and financial transactions must remain within the rental platform. No exceptions. We genuinely hope you have a great experience. If you do, we’d appreciate a review. If something falls short, let us know. Meet your hosts, Chris and Jami! We’ve been married for 8 wonderful years and are proud parents to three lively daughters who keep life full of laughter and adventure. Chris serves the community as a firefighter and paramedic, and Jami works in Human Resources for a local window company. As a family, we love spending time outdoors—especially exploring the beauty of the Black Hills. Family, friends, and good company mean the world to us, and camping is one of our favorite ways to slow down, reconnect, and make lasting memories together.
